Cornerstone Commercial Services (part of the Family Housing Association Group) with BM3 Architecture, English Partnerships and Sandwell Metropolitan Borough Council (SMBC) are to develop a 0.84 acre site located at bearwood Rd/ Vince St in Smethwick.
The site which will become a benchmark for design and construction standards in the area and will provide 32 homes. 25% of these will be affordable homes, which will pepperpotted throughout the development, helping local people get onto the property ladder.
The homes will consist of two, three and four storey buildings containing 29 apartments and three family houses, available for shared ownership sale and rent. Each ground floor apartment will feature a separate entrance and the upper floors will have a communal entrance with access to the high street, with all properties benefiting from an internal courtyard as well as secure parking. Floors one to three will feature their own balcony and the fourth storey penthouse apartment will have its own terrace
Trinity Camp Hill
Family Housing has nearly completed a new housing development at a key landmark site adjacent to Trinity Church, in Old Camp Hill, Digbeth, Birmingham. The site is a short walk from our head office in Bordesley and is to provide 24 affordable two-bedroom apartments.
Built by Thomas vale Construction, the scheme not only provides affordable rented accommodation close to the city centre, but also an intiative to help young people looking to access home ownership.
Family has partnered with St Basils Housing Association, who have used a Housing Corporation Innovation and Good Practice Grant to enable 8 units on the development use part of the weekly rent charge to set up a trust fund. This can then be used by the occupiers to pay towards a deposit when they want to buy a future home.
Out of the remaining 16 apartments, Family will let 4 to key workers for intermediate market rent and 12 will be provided for affordable rent. The modern urban design of the development is rated to Eco Homes 'Very good' standard and is due for completion in Summer 2008.
Camden Street
Family acquired four units, two 2 bed and two 1 bed apartments in the City’s Jewellery Quarter from William Sapcote & Sons which have been sold for shared ownership.
Brindley House
In partnership with West Mercia Housing Group we have acquired 38 dwellings within the Brindley House development of Newhall Street; 19 units consisting of three 1 bed and sixteen 2 bed apartments, all available on a shared ownership basis and due for release January 2007 onwards.
Colliery Heights, Baddesley Ensor, Tamworth
This development is built on the old site of a public house ‘The Maypole Inn’ at Baddesley Ensor, a small rural and former mining village situated 7 miles from Tamworth in North Warwickshire.
Colliery Heights provides a total of 12 homes for affordable rent and low cost home ownership. There are 2 bungalows and 10 houses provided. We have one 3 bedroom house left available at £87,500 for 50% share.
The development was named ‘Colliery Heights’ by a pupil from the local primary school and is quite unique for Family, in that all the homes have a restricted tenancy agreement. Anyone moving into the properties will need to have had direct association with the village for a period of time. Rural areas often find it difficult to attract funding for affordable housing, but by working with North Warwickshire Borough Council and our partners, Family Housing is extremely pleased to provide the local community with much needed high quality, well designed and affordable homes.
This is Family Housing’s first rural development in North Warwickshire.
Built to Eco Homes ‘very good’ standard allowing for better quality living that’s kind to the environment with lower running costs. The development has also achieved Secured by Design certificate.
Work started on site August 2006 and was completed June 2007.
The scheme has been made possible with Housing Corporation funding via the West Mercia Housing Group and by using private finance. The development has been built in partnership with Mansell Construction Services Ltd, BM3 Architects and Walker Cotter Ltd.
Portland Road, Edgbaston
Family’s new build scheme on Portland Road was completed in September 2005 and is located in the Urban Living Housing Market Renewal Pathfinder Area in North West Birmingham
This development provides fourteen homes, which have been built on the old bowling green of the Shireland Public House on Portland Road, Edgbaston. The homes were built in partnership with Birmingham City Council, Concept Developments, Ark Consultancy and BM3 Architects and provide three homes for affordable rent and eleven homes for shared ownership.
The eleven shared ownership homes are a mixture of three and four bedroom semi detached and terraced properties. The total scheme cost was £2.1m and Family Housing were able to build the development by using private finance and funding of £836,000 from the Housing Corporation Social Housing Grant, accessed through our preferred development partner, Prime Focus.
Swan Close, Washwood Heath
Swan Close, named after the Swan Public house which used to stand on the site, is a new build development completed in March 2005. The total scheme cost was £1.6m with £1.01m funding from the Housing Corporation, supported by Birmingham City Council and built by Westleigh Construction. It consists of 14 homes all built with environmentally friendly timber frames, ensuring they are well heated and insulated and running costs are kept low.
