Decent Homes Improvement Programme
In 2005 we started a 5 year Home Improvement programme in partnership with Frank Haslam Milan (FHM) to make sure all our properties meet the Decent Homes Standard set by the Government. Improvements include electrical upgrades, new bathrooms, kitchens, windows and central heating.
To view the areas we are working on this year, please view our Decent Homes Programme Schedule from April to December 2009. If you are not on the list then you will be included in the programme for 2010 and this will be made available at the end of this year.
What work will be done?
We currently hold some information on the condition of your home and from this we have drafted a prelimary list of the works we think need to take place. However, the improvement programme for each individual property will be finalised following a full inspection of your home to determine its current condition. This will be arranged with you.
The range of works we may undertake could include new kitchens, bathrooms, heating and electrical upgrades, loft and cavity insulation and replacement windows or doors. All residents have an opportunity to assist in the design and layout of the improvements as well as a choice of colour for kitchen units, wall and floor tiles.
What happens now?
We will contact you in advance of the work starting in your area and whilst we make every effort to keep to the dates on the schedule, we can sometimes experience delays. Alongside the re-improvement contract there will also be a continuation of the redecoration contracts. The Association aims to redecorate all external finishes and communal areas every five years. There will also be the introduction of periodic electrical testing to all properties. The Association has a duty of care to all residents to test the condition of the electrical supplies every ten years. This is to ensure the safety of our customers and also to ensure all electrical installations are compliant with current regulations.
